A Joint Tenancy Quit Claim Deed is commonly used when one joint tenant wishes to relinquish their interest in a property to other joint tenant(s) under English and Welsh law. This might occur during divorce proceedings, family arrangements, or property disputes. The deed contains specific information about the property, the parties involved, and the nature of the interest being transferred. Unlike a warranty deed, it only transfers whatever interest the grantor may have, without any guarantees about the title's quality. The document must be properly executed as a deed and registered with HM Land Registry to be effective.
