How is Property Value defined in a legal contract?

  • Property Value means the fair market value of a property; for a property owned less than [number] months by the borrower, the value is at its current investment. For a property owned more than [number] months, the value is the greater of the net operating income for the property for the most recently completed calendar quarter annualized divided by the capitalization rate or zero. If a property is contributed to a joint venture, it would be considered as owned by the joint venture starting from the date of the contribution. Seen in 22 SEC filings.
  • Property Value means the total fair value of properties held by a group according to the most recent financial report, adjusted for any investments in and depreciations of the properties, during a certain period. It starts from the day following the end of the period covered in the latest consolidated Financial Report and ends on the relevant record date. Seen in 15 SEC filings.
  • Property Value means for all stabilized properties, the annualized modified adjusted NOI that is divided by the capitalization rate. However, if a stabilized property has a negative adjusted NOI for the most recently ended quarter, it would be valued at zero. Seen in 10 SEC filings.
  • Property Value means with regard to any mortgage loan, the property value of the associated mortgaged property is the lesser of the property's value based on an appraisal at the time of the loan's origination or the price of the property when the loan was originated. Seen in 9 SEC filings.
  • Property Value means a fair market value of a remediated real property, which is less any reduction in value attributable to the stigma of pollution. Seen in 8 SEC filings.
  • Property Value means in relation to each mortgage loan, the value of the associated mortgaged property as decided according to FHA Regulations, provided that the property value shall not exceed the appraised value of such mortgaged property. Seen in 8 SEC filings.
